Legal basis
Dubai Decree No. 43 of 2013 sets rental-increase bands for existing tenancy contracts. The increase cap applies to renewals only — landlords may set any initial rent for new tenants. The RERA rental index defines the “market rate” benchmark.
Data source
Benchmarks are sample medians from observed Ejari-registered contracts (Dubai Land Department) for each community and unit type. They are indicative comparisons, not the official DLD Rental Index. Building-specific index results and applicable tenancy requirements determine any permitted increase.
