How to Get a UAE Residency Visa Through Property Investment
The property values needed, the application process, and which visa types are available for Dubai property investors in 2026.
One of the biggest draws of Dubai property investment is the residency visa. But the rules have changed several times, and there's a lot of misinformation. Here's the current state of play.
The Golden Visa (10 Years)
The headline option. To qualify through property:
- Property value must be at least AED 2 million
- Must be ready (completed) property — off-plan doesn't count for Golden Visa
- Can be a single property or portfolio totalling AED 2M+
- No mortgage restriction — the property value is the purchase price, not equity
- Includes spouse, children, and domestic staff
- No requirement to live in the UAE — you can be abroad for extended periods
The Golden Visa is genuinely transformative. It removes the anxiety of employer-linked visas and gives you genuine long-term stability in the UAE. For many buyers, this alone justifies pushing their budget to the AED 2M threshold.
The Property Investor Visa (3 Years)
For properties below AED 2M:
- Minimum property value of AED 750,000
- Must be completed property
- Renewable every 3 years as long as you own the property
- Must enter the UAE at least once every 6 months to maintain validity
Practical Considerations
The visa itself is relatively quick to obtain — typically 2-4 weeks once your property transfer is complete. You'll need: title deed, passport copies, photos, health insurance, and a UAE medical fitness certificate. The cost is approximately AED 5,000-8,000 including typing, medical, and Emirates ID.
Tax Implications
A UAE residency visa doesn't automatically make you tax resident in the UAE or non-resident in your home country. Tax residency is determined by each country's own rules. The UAE now issues Tax Residency Certificates (TRCs) which can support your non-resident status in your home country, but they're not automatic. Consult a cross-border tax advisor.
