International City: Dubai's Cheapest Property — Worth It?

Studios from AED 200K. Sounds too good to be true in Dubai. Here's the reality of investing in International City.

International City is Dubai's most polarising community. To some, it's an affordable entry into the market. To others, it's a cautionary tale. The truth, as usual, is somewhere in between.

The Numbers

Median price: AED 550-700/sqft — the lowest in Dubai by a significant margin. You can buy a studio for AED 200-280K, or a 1-bed for AED 350-450K. These prices are unmatched anywhere else in the city.

Rental yields are attractive on paper: 8-9% gross. But net yields are lower than you'd expect because maintenance costs are relatively high as a proportion of rent, and vacancy periods can be longer than in better-located communities.

The Reality on the Ground

International City was built in the mid-2000s to provide affordable housing. The build quality reflects that era and price point. Air conditioning is window units (not central), some buildings have maintenance issues, and the overall aesthetic is... functional. The newer Dragon City phase is significantly better in quality.

The location is far from central Dubai — 25-30 minutes to Downtown in normal traffic, longer during rush hour. There's no metro station. The nearest retail of any scale is Dragon Mart (which is excellent but not everyone's cup of tea).

Who Buys Here

Two types: investors looking for maximum yield at minimum capital outlay, and end-users who need to be near Dragon City, Academic City, or the eastern side of Dubai. Both are rational strategies. What doesn't work is buying in International City and expecting the lifestyle or appreciation of more premium communities.

My Take

At sub-AED 300K for a studio, it's one of the lowest-barrier property investments in any major city worldwide. If you accept it for what it is — a yield play with limited capital appreciation potential — it works. Just don't compare it to Marina or Downtown and be disappointed. Different price point, different market, different expectations.
