Two communities offering villa living at fraction of Dubai Hills prices. Are they the smart money play for 2026?
While everyone fights over Dubai Hills and Arabian Ranches listings, two communities in Dubailand are quietly delivering excellent returns at significantly lower price points. Let's look at the data.
Mudon
Dubai Properties' master-planned community has matured significantly. Median prices around AED 950-1,100/sqft for villas and townhouses. The community has its own retail centre (Mudon Central Park), multiple parks, a community pool, and nearby schools. A 3-bed townhouse goes for AED 1.8-2.4M — compared to AED 3-4M for similar in Dubai Hills.
YoY appreciation of +16% shows strong demand. The tenant profile is predominantly families who want space without the premium community price tag. Yields are solid at 5.5-6.5%.
Villanova
Dubai Properties' newer offering, Villanova consists of Spanish-inspired townhouses and villas. Prices are slightly lower than Mudon at AED 900-1,050/sqft. The community is newer, so it's still building its character, but the design quality is good and the masterplan includes significant green space.
The Location Question
Both communities are in Dubailand — 20-25 minutes from central Dubai in normal traffic. This is the main trade-off. If your daily commute involves DIFC, Marina, or Media City, the drive adds up. If you work remotely, on the eastern side of the city, or don't mind the commute, the value proposition is strong.
Investment Thesis
As Dubai Hills and Arabian Ranches price out more buyers, demand trickles down to well-planned alternatives. Mudon and Villanova are the primary beneficiaries of this trickle-down. The fundamentals (family demand for villa living at accessible prices) are structural. Both communities should continue to see appreciation as they mature and as premium community prices push more buyers into the AED 1.5-2.5M bracket.
