Not all renovations pay back. Here's which upgrades actually increase your property value and rental income in Dubai.
The Dubai renovation industry thrives on convincing you that every upgrade adds value. Some do. Many don't. Here's what actually moves the needle, based on what we see in rental premiums and resale data.
High ROI Renovations
Kitchen remodel (modern, open-plan): This is the single highest-ROI renovation in Dubai apartments. Older units have closed kitchens that make apartments feel smaller. Opening the kitchen to the living area can add AED 50-100/sqft to the perceived value and increase rental appeal significantly. Budget: AED 25,000-50,000 depending on scope.
Bathroom upgrade: Second-highest impact. Modern fixtures, walk-in shower replacing a bathtub (most Dubai tenants prefer showers), and good tiling can transform an apartment's feel. Budget: AED 15,000-30,000 per bathroom.
Smart home basics: Smart locks, automated curtains, and a Nest-style thermostat. Total cost under AED 5,000 but surprisingly impactful for tenant appeal, especially in the Marina/Downtown market where tech-savvy tenants dominate.
Low ROI Renovations
Luxury flooring (marble, hardwood): Looks great but tenants don't pay proportionally more for it. Good quality porcelain tile achieves 80% of the visual impact at 30% of the cost.
Built-in wardrobes beyond the master: Nice to have, not a rental differentiator. Tenants use standalone wardrobes or PAX systems without complaint.
Extensive lighting redesign: Unless the existing lighting is genuinely terrible, a full re-wiring and fixture replacement won't justify its cost in higher rent.
The Calculation
For a renovation to make financial sense as an investor: the additional annual rent it generates should pay back the renovation cost within 3-4 years. A AED 40,000 kitchen renovation that increases annual rent by AED 12,000 pays back in 3.3 years — that's a good investment. A AED 80,000 renovation that increases rent by AED 8,000 takes 10 years to pay back — that's a lifestyle choice, not an investment.
