Nshama's Town Square offers some of Dubai's most affordable family-sized apartments. Here's whether the value proposition holds up.
Town Square answered a genuine gap in Dubai's market: family-friendly apartments at affordable prices. Two-bed apartments from AED 600K in a community with parks, retail, and a community feel. But does it deliver?
The Numbers
Median around AED 850/sqft. A 2-bed apartment costs AED 650-850K — roughly half the price of comparable units in Dubai Hills or Arabian Ranches. YoY appreciation of +14% is healthy, and yields sit at around 6.5%.
The Community
Town Square's design is genuinely good for the price point. The central park is large and well-maintained, with running tracks, play areas, and a skate park. The Vida hotel adds a touch of quality, and the retail row handles daily needs. It feels like a neighbourhood, not just a collection of buildings.
The Trade-Offs
Location is the main compromise. Town Square is in Dubailand, roughly 25-30 minutes from central Dubai. There's no metro, and the road connections, while adequate, aren't as good as more central communities. If both parents commute to DIFC or Media City, the daily drive adds up.
The other trade-off is build quality. Nshama is a relatively new developer, and while the apartments are well-designed, some buildings have had snagging issues. The common areas are well-maintained, but individual unit finishes are basic.
Who It's For
Young families who prioritise space and community over location. Investors looking for solid yield at a low entry point. Anyone who works on the eastern side of Dubai (the commute to Academic City or Silicon Oasis is actually quick). Not ideal for: people who need to be in central Dubai daily or who prioritise high-end finishes.
