How the reference is built

Registered ready sales
Uses the last 365 days of residential Existing Property registrations, with at least five sales per segment.
Ask and purchase separated
Observed portal asking medians and registered DLD purchase medians are shown separately. The DLD PSF range is scaled to the subject area for like-sized context.
No invented discount
A numerical opening appears only when five audited matches establish a sold-versus-last-ask distribution. Otherwise the tool explicitly withholds the offer number.
