Dubai property investment: rental yields, best areas and off-plan
Yields measured from registered DLD sales and Ejari rent contracts, not asking prices.

The short answer
- Typical gross yield: 3% to 7.4% across 37 communities, with a city median of 5.7%. At the median service charge, net yield is about 0.9 percentage points lower.
- Top-yielding areas: Warsan First Development (10.5%), Dubai Land Residence Complex (8.9%), Bluewaters Island (8.1%). High yields usually mean lower prices per square foot and higher service charges.
- Key risks: service charges that eat into net yield, off-plan handover delays, a 50% cap on off-plan borrowing, and rent rises limited by DLD’s Rental Index.
Dubai rental yield: gross vs net
Gross yield is a year’s rent divided by the purchase price. Net yield takes the running costs off the rent first, so it is the number to compare between areas.
Worked example: a 1,000 sq ft apartment
- Purchase price
- AED 1,500,000
- Annual rent
- AED 86,000
- Service charge (AED 13.3/sq ft)
- AED 13,300
- Net income
- AED 72,700
- Gross yield
- 5.73%
- Net yield
- 4.85%
Rent set at the city median gross yield; service charge at the median rate across communities in DLD’s Owners Association registry. Before maintenance, management, vacancy and buying costs, which lower net yield further.
Best areas to invest in Dubai by rental yield
Gross yield = median Ejari rent ÷ median DLD sale price, weighted by bedroom mix. Data updated 4 November 2026. Select a heading to sort.
Only communities with enough registered rents and sales to measure. Service charge is the average registered rate in the community. Method and confidence by bedroom on rental yields by community.
Dubai off-plan property: payment plans, escrow and risk
Payment plans
Developers stage payments through construction, with the balance due at handover. Banks lend at most 50% of an off-plan home’s value, so plan to fund the construction stages yourself.
Escrow protection
Dubai Law No. 8 of 2007 requires your instalments to go into the project’s escrow account at a DLD-accredited bank, and the sale to be registered on DLD’s interim register (Oqood). Check both on the Dubai REST app.
Handover risk
Projects can complete late, and the finished unit can differ from the brochure. Check the developer’s record on developer track records and active schemes on projects.
Resale before handover
Selling before completion is an assignment: it needs the developer’s consent and NOC, and the developer’s own minimum-paid threshold, which is set in each SPA. Read the assignment clause before you buy.

Short-let vs long-let in Dubai
Long-let (annual tenancy)
Registered on Ejari. Rent increases on renewal are limited by Decree No. 43 of 2013 against DLD’s Rental Index:
- 0–10% below indexNo increase
- 11–20% below indexUp to 5%
- 21–30% below indexUp to 10%
- 31–40% below indexUp to 15%
- More than 40% below indexUp to 20%
Check a tenancy with our rent increase calculator or DLD’s official one.
Short-let (holiday home)
Needs a holiday home permit from the Department of Economy and Tourism under Decree No. 41 of 2013, and your building must allow short lets. You can register yourself or use a licensed operator.
Occupancy is the swing factor. In Airbnb listing data across 13 communities, median occupancy ran from 52% to 98%, and the median short-let gross yield was 5.6%, before cleaning, platform and operator fees.
Service charges and other costs that affect net yield
Service charges are the largest running cost. Across 90 communities in DLD’s Owners Association registry (2026 budgets), the median is about AED 13.3 per sq ft a year, and most fall between AED 1.3 and AED 25. On a 1,000 sq ft unit that gap is about AED 23,700 a year.
Other costs to budget: maintenance and repairs, property management or holiday-home operator fees, landlord insurance, Ejari registration, void periods between tenants and, for short lets, cleaning, utilities and platform fees.
Buying costs also reduce your return in the first year: the 4% DLD fee, the trustee fee, agent commission and mortgage registration. Itemise them in the buying-costs calculator.

Dubai property investment: frequently asked questions
What is a good rental yield in Dubai?
Across the 37 communities with enough DLD Ejari rents and sales to measure, gross yields run from about 3% to 7.4% (10th to 90th percentile), with a city median of 5.7%. At the median service charge, net yield is about 0.9 percentage points lower before any other running costs.
Which area in Dubai has the highest rental yield?
On current DLD Ejari rents divided by DLD sale prices, the highest gross yields are in Warsan First Development (10.5%), Dubai Land Residence Complex (8.9%), Bluewaters Island (8.1%). Higher yields usually come with lower capital values and higher service charges per square foot, so compare net yield, not gross.
What is the difference between gross and net rental yield?
Gross yield is annual rent divided by the purchase price. Net yield subtracts the costs of owning the property (service charges, maintenance, management, insurance and any vacancy) before dividing by the price, so it is the better measure of what you actually earn.
Is off-plan property in Dubai a good investment?
It can be, but it carries different risks to a ready home. Your payments go into a project escrow account regulated by Dubai Law No. 8 of 2007, and the sale is registered on DLD’s interim register (Oqood). The risks are delayed handover, a finished product that differs from the brochure, and limited financing: banks can lend at most 50% of an off-plan home’s value.
Can I rent my Dubai apartment on Airbnb?
Only with a holiday home permit from Dubai’s Department of Economy and Tourism, under Decree No. 41 of 2013, and only where your building or community allows short lets. You can register the unit yourself or appoint a licensed holiday home operator.
How much can a landlord increase rent in Dubai?
Under Decree No. 43 of 2013, increases depend on how far the current rent is below the average in DLD’s Rental Index: no increase if it is up to 10% below; up to 5% if it is 11–20% below; up to 10% if it is 21–30% below; up to 15% if it is 31–40% below; up to 20% if it is more than 40% below. Use DLD’s rental index calculator for the exact figure.
How much are service charges in Dubai?
Across 90 communities in DLD’s Owners Association registry, the median is about AED 13.3 per square foot per year, with most between AED 1.3 and AED 25. Check the specific building, because the difference can move net yield by a full percentage point.
