Dubai's 1.4% Price Forecast Hides a 10-Point High-Confidence Split
The six-month city forecast is +1.4%, but high-confidence community estimates range from +4.6% to -5.7%. Here is how to read the model.

The citywide six-month forecast is a modest 1.4% gain, but Dubai is not moving as one market. Among the 26 communities rated high confidence, model estimates stretch from +4.6% in Madinat Badr to -5.7% in Motor City.
That 10.3 percentage-point range matters more than the headline. A buyer exposed to one building does not own the citywide average, and the model's confidence rating is at least as important as its point estimate.
The broad distribution still leans positive
Across all 90 modeled communities, 56 are classified up, 16 flat and 18 down. Sixty-seven have a point estimate at or above zero. The citywide result is therefore not being produced by one or two extreme winners.
However, the biggest positive numbers are not the most dependable. The eight highest forecasts in the full table are all rated low confidence, led by Warsan First Development at +13.6%. Sparse or volatile quarterly history widens the uncertainty range and can make a recent slope look more durable than it is.
Filtering to high confidence changes the leaderboard. Madinat Badr (+4.6%), The Greens (+3.2%), Arabian Ranches II (+3.0%) and Dubai Science Park (+2.5%) become the leading positive estimates. On the downside, Motor City (-5.7%), Dubai Investment Park Second (-4.2%) and Dubai Land Residence Complex (-4.1%) stand out.
A point forecast without its range is incomplete

Madinat Badr has the strongest high-confidence point estimate, yet the low end of its range is slightly below today's PSF. Motor City's full range sits below its current figure, which makes its downside signal more internally consistent. The range does not assign a precise probability, but it stops a buyer treating +4.6% as a promised return.
What drives the model
The forecast uses three transparent inputs:
- Recent quarterly trend: an ordinary least-squares slope across the last four to eight quarters, excluding an unusually incomplete latest quarter.
- Supply pressure: a downward adjustment linked to off-plan share, capped at two percentage points.
- Demand pull: a sentiment adjustment capped at plus or minus two points and used only where at least 30 relevant observations exist.
This makes the result reproducible, but not omniscient. It cannot know about a future rate shock, developer incentive, regulatory change, delayed handover or building-specific defect.
Use the forecast as a stress test
A useful investment case should work at the low end of the range, not only at the point estimate. For a buyer considering Motor City, the model suggests testing the deal with a mid-single-digit PSF decline. For a buyer considering Madinat Badr, it suggests modest upside but still allows a flat outcome.
The full forecast explorer shows every community, its confidence and its drivers. The most valuable question is not “which number is highest?” It is “does the purchase still work if the model is wrong in the unfavorable direction?”
Methodology: figures come from price-forecasts.json, generated 11 August 2026 from quarterly DLD median PSF through 2026 Q3. The horizon is six months. Confidence reflects quarterly volatility and sample width. The infographic deliberately excludes medium- and low-confidence estimates. Forecasts are approximate scenario tools, not appraisals or investment advice.
