Sold versus last asking price
Building sample. We publish this only after at least five unique high-confidence matches. A listing must disappear from repeated crawls and align to one DLD sale on community, property type, bedrooms, size and timing.
How to read this
Asking premium compares listing PSF with the DLD median for the same community and bedroom mix; it is not proof that a particular home sold below ask. Duplicate agency adverts can inflate counts. Filtered inventory exposes whether its count is provider-reported or sample-scaled; design/model is shown only when explicitly identified.
Active-inventory history starts when community-scoped provider totals pass the coverage guard. The earlier weekly points are retained as a separate new-listing-flow series and are never presented as the total number of homes for sale.
