Methodology & Caveats
- • Like-for-like comparison uses median AED/sqft to normalize for unit size differences between quarters
- • Q1 2026 data may be incomplete as transactions take time to register with DLD
- • Price impacts from geopolitical events typically lag 1-2 quarters as contracts signed pre-conflict close
- • Volume drops are often a leading indicator — sellers pause listings before prices adjust
- • Off-plan sales may show different patterns than secondary market transactions
