Methodology & Caveats

  • • Like-for-like comparison uses median AED/sqft to normalize for unit size differences between quarters
  • • Q1 2026 data may be incomplete as transactions take time to register with DLD
  • • Price impacts from geopolitical events typically lag 1-2 quarters as contracts signed pre-conflict close
  • • Volume drops are often a leading indicator — sellers pause listings before prices adjust
  • • Off-plan sales may show different patterns than secondary market transactions
