Weights: 25% yield (gross rental), 25% growth (6mo forecast), 20% liquidity (12-month transaction volume, log-scaled), 15% sentiment (Reddit r/dubai sentiment percentile), 15% stability (inverse of quarterly psf coefficient of variation). Investor-leaning. Communities with insufficient data on a driver have that weight redistributed.
